We are currently partnered with a $12B Global Real Estate Platform looking to bring on a Real Estate Investment Associate to join their team in NYC. The specializes in both equity and debt investments across commercial real estate markets globally, with a diversified portfolio that includes office, industrial, multifamily, and retail properties.
The Real Estate Investment Associate will be a critical member of the real estate investment team, contributing to both equity and debt investment strategies. This role offers exposure to a wide range of asset classes and geographic markets. The Associate will work across the investment lifecycle, from origination to acquisitions and asset management, with a focus on maximizing the performance of real estate investments.
Key Responsibilities:
Origination & Deal Sourcing:
- Assist in sourcing and evaluating new real estate investment opportunities in both equity and debt across various sectors.
- Develop and maintain relationships with brokers, lenders, and industry contacts to identify potential deals.
- Analyze market trends and identify strategic opportunities for investment.
Acquisitions & Underwriting:
- Conduct comprehensive financial analysis and due diligence on potential acquisitions, including cash flow modeling, sensitivity analysis, and risk assessments.
- Assist in preparing investment committee presentations, including detailed investment memos and supporting documentation.
- Collaborate with senior team members to negotiate terms and structure of transactions.
Asset Management:
- Monitor and manage the performance of existing assets in the portfolio, both equity and debt investments.
- Work closely with property managers and leasing agents to optimize asset performance through leasing, capital expenditure, and disposition strategies.
- Track financial performance, prepare reports for internal and external stakeholders, and recommend strategies for value enhancement.
Debt Investments:
- Participate in evaluating and structuring real estate debt investments, including senior and mezzanine loans.
- Assess the creditworthiness of borrowers and the strength of collateral underlying the debt.
- Monitor debt investments for performance, covenant compliance, and market trends.
Market Research & Strategy:
- Conduct research on real estate markets, including competitive analysis, cap rate trends, and macroeconomic factors.
- Assist in developing investment strategies to align with market conditions and the firm’s risk/return objectives.
- Provide ongoing support for the investment strategy team in analyzing market opportunities and risks.
Requirements:
- 1-4 years of experience in real estate investments, with exposure to both equity and debt transactions.
- Bachelor's degree in Finance, Economics, Real Estate, or related field. CFA, MBA, or MSRE preferred but not required.
- Strong financial modeling and analytical skills, with a solid understanding of real estate financial analysis.
- Experience with real estate transaction underwriting, due diligence, and market analysis.
- Excellent written and verbal communication skills; ability to prepare and present investment memos and reports.
- Strong organizational skills, ability to manage multiple projects simultaneously and meet deadlines.
- Familiarity with Argus, Excel, and other real estate financial software is a plus.
